Management

We rent out and look after your apartment

Suitable if you live abroad or simply do not want to deal with tenants yourself.

Finding and checking tenants

Advertising, viewings, checking solvency and documents. Long-term lets only — from one year.

Lease and deposit

A lease with clear terms, a deposit (usually 2–3 months’ rent) and a handover report with photos.

Rent and bills

Monitoring rent payments, paying utilities and the building’s common charges.

Minor repairs and emergencies

Plumber, electrician, appliances — we organise a craftsman and agree the cost with you.

Regular inspections

Inspection of the apartment, a photo report on its condition, meter readings.

Mail and keys

We collect the mail, keep the keys and stay in touch with the building manager.
Renovation

Renovation with a trusted partner

Renovation is carried out by our partner construction team. We are your representative on site: we agree the estimate, monitor deadlines and quality and send photo reports in English.

Preparing the apartment for rent

Bought an apartment to rent out? We prepare it turnkey: minor repairs, furniture and appliances, cleaning, professional photos and the listing. Then — finding tenants and management.

Questions

Frequently asked questions

No. We work under a power of attorney, and you receive reports and the rental income in your account.

Rental income is taxed at 15%, with a return filed once a year. In some Budapest districts a local building tax is also charged for a rented apartment. We will check your address, and our accountant can help file the return.

No, long-term rentals only: they are more stable, simpler in terms of rules and cause less wear on the apartment.

The owner. We agree the estimate with you in advance; minor urgent work is done within the amount you approve.

This rarely happens: we choose tenants very carefully. Most often they are solvent foreigners who have come to Hungary to work, and as a rule there are no problems with them. We check where the person works and whether they can pay, and meet them in person before signing the lease.

In addition, the tenant signs a notarised commitment to vacate the apartment. The notary charges HUF 45,000–60,000 for this, paid by the owner. If the lease has ended or been terminated for non-payment and the tenant does not leave, eviction goes through a bailiff, without a lengthy court case. Evictions are possible from 1 May to 14 November: by law they are not carried out in winter.

If debts do arise, they are first covered by the deposit. We negotiate with the tenant and, if necessary, involve a lawyer.
